I'm looking to buy a home and have just found out that about a quarter mile a way, a former golf course is going to be redeveloped into a large commercial shopping center and park area. What will that do to my home value, if I decide to purchase in that area? I'm torn, I think that being near shopping could be a plus to future home buyers, but the added traffic could is a cause for concern.

How does the IRS determine a home value when calculating if tax payer was insolvent after "settling" a debt? I "settled" with several credit companies for over $40,000 in debt. The IRS considers the settlement amount as earned income unless the tax payer was "insolvent" at the time of the settlement. My home has minimal equity but I don't know how to determine the value the IRS will use in calculating my debt to income ratio. It could make a big difference in my tax liability for the past year but was better than filing for bankruptcy or losing my home. This question even seems to stump tax advisors. If they refinance, how do they pull out cash from the refinance and still maintain the same payment, sometimes lower? Lets take this scenario: $620000 home. $400000 mortgage for 30 years @ 6.5%. After ten years the home increases to $1000000 and balance on mortgage is $340000. Lets say after the refinance the rate is 5%. I know the new payment for another 30 years would be $1825/mo but "how and what would they be able to pull out"? Can anyone explain (in lamens terms)? thanks so much!

Can an insurance company triple the value of the home without homeoners knowledge? We received an invoice for yearly homeowners policy payment. The cost had tripled. Upon closer look, the agent had triple the home value also without consulting us. How is the insured amount determined? I should have added to this that there is no mortgage. Nothing owed in any way. The home was built in 1940 and to triple the value after no changes to the home have been made for 35 years. The same company has insured for 40 years. There have been incremental increases but tripled seem extravagant to me.
Are there any good reasons why I should NOT appeal the value that my county has set for my home? The annual notice I received from my county (which affects my property taxes) has my home "valued at" $161,800. I know for a fact that it would not sell for anywhere near that (might be able to sell it for closer to $140,000 if all necessary repairs were done...repairs would cost around $5K). I feel I have good reason to appeal this, but I'm curious if there are any drawbacks to going through the appeal process and potentially lowering the apraised value? I am interested in a home, 1652 sq. ft with pool in nice neighborhood, they are asking $139.9K...according to zillow.com the assesed value is $107K...Just wondering what kind of offer I should make? What factors determine a home's value when it is appaised? Attempting to buy a relative's home ~ but the home & property (5acres) was appraised for $30,000. less than the asking price. Relative was upset, because the house was appraised 5yrs ago at $10,000. OVER the current appraisal value ~ and that number was for the house alone, didn't include the value of the land it is sitting on. Although the appraisal is lower than the original asking price, due to circumstances (which are too complicated to go into here) it would have been better for all parties if the appraisal was not so low. Has anyone had this experience? The realtor stated that part of the problem is that property in this area is not selling well ~ but does that play a huge factor in the value of a home? Also, the home is older, being sold "as is" & does need some maintenence~ but there are new homes nearby on 1/4 acre lots being sold for 1.5 times the amount this house was just appraised for. Does age/condition of the home matter that much? The house isn't in bad shape or anything ~ it is able to be lived in. In fact, the main living areas were renovated w/in the last 10yrs, but the basement needs to be redone (new drywall, floors, etc.)

Or do appraisers look for aesthetic value as well? Basically, I'm wanting to know if doing little things to the outward appearance of our home will help increase the value? Does a new furnace increase home resale value? I am purchasing my first home. The furnace in the home is 25 years old and inefficient, but works. Other then saving on monthly gas bills, will replacing the furnace increase resale value that much? (we only plan on staying in the home 5 years) What about central air ? There currently is none. What to do when my home value is less than the principal of my mortgage? I live in Florida and have a 7 year ARM, and I was interested in re-financing to a 30 YR fixed rate. Should I get rid of my Master Bath Tub? Home Resale Value? We have 2 full baths in the 2nd floor and 3 bedrooms. The guest bathroom in the hallway has a standard tub/shower combo which we use for kids. The master bath has separate shower and tub areas. We never use the tub in the master bath. Its a deep plastic tub with an outside step. Both the tub and step take up a quarter of the bathroom space. We use the separate shower and are planning to get rid of the tub and enlarge the shower.
